What does Landlord Responsibility cover

US state laws bind the Landlords to maintain the following in the residential rented place:

  • Check the functionality of sound security locks in the main entrance and the exposed windows;

  • Properly functional Weather and water guards in the whole building to protect against whims of nature;

  • Tidiness of the shared area in the building used by single or multiple residents;

  • Avoidance of hurdles like snow etc. in the exit point;

  • Removal of lead paint from walls if the tenants include children less than 6 years;

  • Make the rented place free of pests and insects.

Landlord Tenant Act makes it mandatory for all property owners to provide with following facilities to the tenants:

  • Minimum 2 ways of exit for one dwelling unit;

  • Properly working electrical machineries like smoke detectors, room heaters etc.;

  • Regular source of power, heat and water.

 

Maintenance of Sections for which Landlord is responsible

Landlord Responsibility ensures that the landlord takes up the onus of regular maintenance of the following sections of the rental unit:

  • Roofs and gutters;

  • Electric wiring, including sockets and switches;

  • Staircase;

  • Walls;

  • Floors;

  • Balcony;

  • Drains;

  • Elevator;

  • Bathroom;

  • Toilet.

 

Landlord Responsibility doesn't mean the following

Landlords are no way liable to be take up the following responsibilities or meet up such demands of the tenants:

  • Buy a new carpet for the torn one;

  • Paint the walls all over again to satisfy the tenants;

  • Make payments for batteries in smoke detectors and Carbon Monoxide detectors and bulbs;

  • Pay for wear and tear caused by the occupants, their pets or relatives.
